Manager

Nick Machan is a property tax consultant manager with a focus on hospitality, specifically concerning full-service hotel properties. Nick also has experience with big box retail, senior living, and other properties in the healthcare sector. His primary role is in valuation, analysis, and handling protests for various clients at Popp Hutcheson. He regularly negotiates with appraisal districts to achieve value reductions and attends appraisal review board hearings on behalf of clients. He also assists attorneys with litigation, primarily providing valuation expertise.

Nick graduated from the Terry College of Business at the University of Georgia where he studied Real Estate and was a member of the Real Estate Society. Nick is also a member of the Institute for Professionals in Taxation (IPT) and is working towards his CMI.

Nick’s major contributions involve developing analyses and valuation methods for hotel properties, specifically during the 2021 COVID-19 tax year. Additionally, on the retail side he authored an article for Shopping Center Business titled “Tricky Issues Impact Shopping Center Taxes” that outlined the importance of understanding how variations in performance throughout COVID-19 affect property taxes.
